Open House Program

When you list your property with a REALTOR® the challenge of being ready to show your home at a moment’s notice begins. REALTORS® wanting to do a pre – inspection, buyers seeking access at all hours and the occasional open house. Preparing the home for showing and having to vacate during showings becomes an ongoing task. The question is; are you ready all the time and what impact does the condition of the home have on the image you want the perspective buyer to have. Clearly the homeowner is not ready all the time.

Like any product being marketed, the property should be shown in the best light and under the best circumstances. Clearly the seller needs to be ready. Much like a builder when they stage and market their houses a homeowner should do the same. That’s obviously difficult when you are living in the home. The traditional REALTOR® expects to have the seller’s property available for showing continuously during the listing period. So why do we continue to put ourselves in this position? We don’t have to and there is a solution.

First let’s look at a couple reasonable assumptions.

  • When selling anything it should be under the best available circumstances.
  • The product should be clean, well presented and all pertinent information is readily available.
  • As location is all important we can assume that buyers choose the area long before they choose the property within that area.
  • Viewing the property (usually more than once) is essential.
  • This is probably the single most expensive purchase most individuals make.

What these assumptions tell us is that the traditional listing method is not the most efficient.  All buyers drive the community, search the web, attend open houses and look at MLS listings.  The web is one of the most important reasons why all this information is so readily available for buyers and sellers.  Buyers can not only see the listings but view neighborhoods on Google, review statistics and see listings with photos and videos long before they see the properties in person.

What EASYSTREET has done is created a marketing program around these points and it has proven to be 100% effective. The EASYSTREET OPEN HOUSE PROGRAM is designed to enable buyers and sellers to have an EASY and effective sales experience.

Here are the highlights of EASYSTREET OPEN HOUSE PROGRAM:

  • The listing is posted on the web EasyStreetGroup.com
  • The seller can post this listing on REALTOR.CA® (optional)
  • There is an Open House every Sunday from 1:30 to 4:30
  • There is no media advertising (suggested)
  • There are no showings on demand (suggested)
  • All promotions material (photos/brochures etc.) are complete and professional (essential)
  • All property information is made readily available (essential)
  • The property is styled (staged) (essential)
  • A home inspection report is made available for perspective buyers (suggested)
  • Any major deficiencies should be taken care of before marketing. (essential)
  • Sellers and buyer should utilise the on line tools (Offer to Purchase forms) for communicating between parties (suggested)
  • Retain legal counsel (essential)

The EASYSTREET OPEN HOUSE PROGRAM is designed to make the process of selling and buying residential real estate as EASY and stress free as possible. The benefit for the seller is that a designated time frame is established to have your property looking its best (Sunday showing), leaving your routine of life at home (family, work) with limited disruption. You can now effectively market your property. The buyer benefits by having all the information available on line, seeing the property absent of distractions and having on line tools to support the buyer and seller when they want to communicate or prepare offers to submit to their respective legal counsel.

SUCCESS is why we believe in the EASYSTREET OPEN HOUSE PROGRAM. Every property that has utilised this program has successfully been sold (some on the first open house). Selling and buying real estate is not as difficult and intimidating as the real estate industry would lead you to believe. With information so readily available on the web and the legal protection afforded by each individual’s legal counsel, the process of selling and buying residential real estate is more about choices than limitations.

Finally but not the least consideration in choosing EASYSTREET is the obvious difference in cost to traditional real estate commissions.  It is simply staggering. The EASYSTREET way is free to list and relatively low cost for additional services (see the à la carte menu).

It is worth noting that since selling your principal residence is tax free the money you pay out in commission is not simply the commission that you pay you should also take into account how much that equates to the income you would need to earn to net out what you are paying in commission.

While the cost savings are important so are the lifestyle and available tools that should encourage you to look at what EASYSTREET has to offer.
